From 30 March 2026, the sixth edition of the TA6 Property Information Form will become mandatory for residential property transactions. It replaces the fourth edition and fifth edition and reflects a wider move towards clearer, better-timed information in the conveyancing process.
For buyers and sellers, this change matters because the way information is gathered and shared has a direct impact on how smoothly a transaction progresses. When details are unclear, duplicated or raised too late, delays and last-minute issues are far more likely.
The updated TA6 has been redesigned following industry feedback. Material information has been removed from the form and separated into an earlier, optional stage. The TA6 itself now sits firmly post-offer, with clearer language, improved layout and greater focus on areas that commonly cause questions later on, including environmental factors, building safety and digital connectivity.
In practical terms, this means fewer follow-up enquiries after an offer has been accepted, less back-and-forth during the legal process, and a reduced risk of surprises emerging as a transaction approaches exchange.
