Who does the work?
Our conveyancing work is expertly handled by Janine Heil, a solicitor qualified since 2004. Janine will oversee every aspect of your house sale, ensuring a smooth and efficient process with the support of her skilled team.
What are our prices?
Conveyancing fees
Property price up to £750,000 | £1,500 plus VAT (£1,800) |
Property price up to £1,100,000 | £2,200 plus VAT (£2,640) |
Property price up to £1,500,000 | £2,700 plus VAT (£3,240) |
Property price up to £2,000,000 | £3,000 plus VAT (£3,600) |
Property price over £2,000,000 | by quotation from £3,200 plus VAT (from £3,840) |
Supplemental fees
Digital onboarding fee | £30 plus VAT (£36) per person |
Bank Transfer fee | £40 plus VAT (£48) |
Leasehold supplement fee | £450 plus VAT (£540) |
Share of Freehold supplement fee | £300 plus VAT (£360) |
Unregistered land supplement fee | from £500 plus VAT (from £600) |
Simultaneous exchange & completion | £200 plus VAT (£240) |
Are there any additional costs?
You should anticipate covering disbursements, which are costs payable to and set by third parties, they may vary but are usually:
Land Registry fee for Title Checks* | approx. £14 – £21 |
*Additional costs might be incurred if there are documents referred to in your title deeds which you do not hold copies.
And finally, on the sale of a leasehold property there will be additional charges for the management company and/or landlord to provide information required by the solicitors for your buyer. Each management company/landlord differ in price but we advise that you allow approximately £300.00. You can refer to your management company/landlord for exact figures.
What is the sale process?
The sale process differs from client to client, and involves several key stages with varying timescales:
Understanding the property and its title, to issue a contract pack to your buyer | 0 – 2 weeks |
Exchange of contracts* | 0 – 8 weeks |
Securing confirmation of the redemption of any mortgage after completion | 10 – 13 weeks |
*On exchange of contracts you will set a completion date, so completion takes place on that agreed date, usually within 2 weeks of exchange (approx. 8 – 10 weeks)
Please note
The above pricing assumes the transaction proceeds smoothly, without undue complications, defective or unregistered titles, delays beyond standard timescales, or excessive correspondence.
If an Indemnity Policy is required, a £50 plus VAT fee will apply for advising on and arranging the policy, in addition to the insurance premium.
